What to expect during a roof inspection

A roof inspection is a thorough assessment of a roof’s condition completed by a professional roof inspector. 

Roofing contractors will perform a basic roof inspection to provide an appropriate estimate for potential repairs or roof replacement. 

Most professional roofers will person a visual inspection. This involves the roofing contractor to physically examine your roof and its components such as roofing material, vents, and flashing. They also search for signs of damage and will often take pictures and provide a full report of their findings. 

Along with a physical inspection, roofers may also use satellite imagery to help determine factors such as square footage, perimeter and slope to help them write an estimate. 

A physical inspection, combined with satellite imagery provides the roofing contractor with the information needed to give the owners a full report and accurate estimate for a new roof. 

There are multiple components to your roof, and within them there are distinguishing factors that your roofing contractor will inspect to determine any signs of damage. Here are a few of the components. 

Shingles: Cracks, curled edges, missing shingles, loss of granules

Gutters: Clogged, dislodged

Vents: Improper seals or placement

Underlayment: Lack of water barrier 

Attic Insulation: Wet, displaced

Flashing: Dents, missing pieces, torn pieces, loss of sealant, corrosion

It is advisable to call your local roofer and schedule and inspection when there has been any recent storms in your area, with conditions such as hail, winds, heavy rain. If you notice any curled or cracked shingles this may indicate aging or damage and needs to be inspected. Another observable sign of your roof in need of an inspection is discoloration on your ceilings, or if you notice any damp areas in your attic or insulation.
